Please read the following Terms and Conditions carefully before making a reservation. By booking your stay, you acknowledge and agree to these Terms and Conditions in their entirety.

MAIN RULE: The home is 124 years old; please treat it with respect and leave it as you found it.
DOG ENTHUSIASTS:
We warmly welcome dogs of all sizes and breeds (maximum of 2 dogs). Pet fee is $100 for dog #1 and $50 for dog #2, nonrefundable. Please add dog(s) to your reservation. Otherwise, you will be invoiced for the dog fee(s) . Dog supplies provided: bowls, a small crate, paw wipes, toys, pooper scooper with bags. Dog Rules:
1. Dogs must be crated inside when you leave the property
2. Dogs are NOT allowed on the beds or sofas
3. Scoop dog poop prior to check out :-). Bags are in bin on front porch.
Please respect our dog rules. We'd hate to exclude dogs in the future due to one rude dog owner. Don't be the person who ruins it for other dogs and people...because KARMA :-). Cats are not allowed (we love cats but sorry!)

CANCELLATION POLICY:
We understand that plans can sometimes change unexpectedly. Here’s what you need to know about our cancellation and reservation suspension policy:
Non-Holiday stays: Minimum of 5 days notice prior to your scheduled arrival date/time
Holiday stays: Minimum of 14 days notice prior to your scheduled arrival date/time
Suspending your reservation means you’ll receive a full cottage credit, which you can use within 3 months of the date your suspend your booked reservation. Your cottage credits can be converted into handy gift certificates or easily transferred to your family and friends. How to Suspend Your Reservation: Simply shoot us a text or call at 979-353-1969 between Monday - Friday between 9 AM - 5 PM Central Time. During after hours, please leave a text or voice message or drop us an email at cottagechtx@gmail.com. Include your name and reservation check in date.

Why We Have a Suspension Policy:
We're not like chain hotels with an endless supply of rooms. With only 1 cottage on the property, our availability is extremely limited, and when you make a reservation, we take the cottage completely offline, guaranteeing it for your exclusive use. While this ensures your reservation, it also means that cancellations could leave us with vacancies and lost revenue. Our time-sensitive suspension policy gives us the chance to re-book the cottages when a suspension occurs, helping us avoid these costly challenges. Please be advised that, in adherence to our policy, refunds cannot be issued, irrespective of the method of payment used for the reservation. No refunds or credits will be issued for early departures or unused nights unless otherwise agreed to in writing. In the event of a no-show or early departure, the reservation is considered non-refundable. No refund or credit will be provided for any unused nights or services. Any exception to the non-refundable policy will be at our sole discretion and must be in writing. We appreciate your understanding and cooperation and hope this friendly policy keeps things transparent and flexible for you! Reservation and Payment:
To secure a reservation, full payment is required at the time of booking. Payments can be made by a valid credit card or any other method approved by the property owner/manager.
Occupancy and Guest Responsibility:
The maximum number of guests allowed is 4 people and 2 dogs, unless otherwise agreed upon in writing. The guest is responsible for providing the accurate number of guests and dogs and ensuring that all occupants comply with the property rules and regulations. Extra guests (or dogs) outside of what you stated in your reservation are not allowed; additional charges may be applied. The guest/person renting the cottage must be at least 25 years old and in attendance. The property owner/manager reserves the right to request identification proof from the guest prior to check-in.
Check-in and Check-out:
Check-in time is usually after 4 PM CT, and check-out time is before 11 AM CT, unless otherwise agreed upon in writing. Early check-in or late check-out may be accommodated, subject to availability and additional charges.
Property Use and Conduct:
The guest agrees to use the property for lawful purposes only and in a responsible manner.
The property shall not be used for any commercial purposes, parties, events, or gatherings without the prior written consent of the property owner/manager. The guest shall respect the quiet enjoyment of neighbors and not create excessive noise or disturbances. Any behavior deemed to be illegal, disorderly, or in violation of local laws or regulations may result in immediate eviction without refund. Hosting an unauthorized party will result in eviction and forfeiture of your deposit/funds paid.
Property Care and Damages:
The guest agrees to treat the property with care and respect and to leave it in a reasonably clean condition upon departure. The guest will be held responsible for any damages caused by themselves or their guests during their stay. The property owner/manager reserves the right to charge the guest's credit card to cover the cost of repairs or replacement due to damage, loss, or excessive cleaning requirements.

House Rules & Items to Note:
RECORDING DEVICES: Exterior security cameras/recording devices are on site.
SMOKING/VAPING: Allowed OUTSIDE only. Please properly dispose of butts in the ashtrays (do not litter or throw them in the yard, creek, road).
FLAME: NOT allowed inside since the home is made of old, solid cypress wood (no smoking and/or candles including birthday candles). If a county burn ban is in place, please do not BBQ outside or use the fire pit.
TOILET: Old septic system. Please only flush toilet paper. Do NOT flush wet wipes or feminine products ~ even if the package states that they are "flushable". Place all wipes and feminine products in the bathroom trash can.
DIRTY DISHES: Kindly wash your dirty dishes, pretty please (so bugs don't try to come in for a snack!).
DIRTY TOWELS/ROBES: Place in hamper (don't place any wet towels on antique floors).
TRASH: Leave it in trash can. Do not leave any trash or food on the porches because critters will rip it apart.
SEASONAL POND: It is not fenced/. Avoid the steep slope. Owners will not be held responsible for any injuries to humans or dogs.
TV/INTERNET: Starlink Wifi. By using our network, you agree to use it only for legal purposes and will not to use it for illegal uploading, downloading, or other illegal activities (this is verbiage that Airbnb recommends).
EMERGENCIES: Dial 911. Fire station is 1/2 mile away. Fire extinguisher is by kitchen sink. First Aid kit is in bathroom drawer. Brenham Hospital is 9.4 miles away.
MOTHER NATURE: The cottage will be cleaned and disinfected prior to your arrival. However, we cannot guarantee that you won't encounter any insects during your stay. Mother Nature may leave some surprises for you, as one can expect in the country. I am terrified of most insects so trust me when I say that we spray to keep bugs away!
MISC ITEMS: We shouldn't have to mention but we are mentioning just in case!
Do not move furniture
Do not clean up wine spills with white towels
Do not place wet or hot items on top of antique furniture - use provided coasters
Do not let your children play with breakable items, cleaning equipment, etc.
WET ITEMS/MUDDY SHOES/DIRTY DOGS: Wet items damage antique wood floors. Dog wipes are on front porch.
ROBES: Enjoy the fluff! If they disappear, you'll be charged $30 per robe.
NOISE: No loud music, fireworks, or firearms allowed. It scares the deer. Kindly respect the neighbors and noise ordinance/quiet hours.
TRESPASSING: Do not trespass on neighboring properties.
LONG STAYS: Guest must schedule a house cleaning with our housekeeper every 7-10 days.
Liability and Insurance:
The guest agrees to release and indemnify the property owner/manager from any liability, loss, or damage arising from the guest's use of the property or any amenities provided. It is strongly recommended that the guest obtains adequate travel and personal liability insurance to cover any unforeseen circumstances during their stay.

Travel Insurance:
We strongly recommend purchasing travel insurance to protect yourself against unforeseen events or circumstances that may cause you to cancel or modify your reservation. By making a reservation with us, you acknowledge and agree to the terms of this non-refundable cancellation policy. Please ensure that you carefully consider your travel plans and any potential risks before confirming your reservation.
Rental Agreement:
The rental agreement is formed between the guest(s) and the property owner/manager. The terms of this agreement are legally binding upon acceptance of the reservation.

These Terms and Conditions constitute the entire agreement between the guest and the property owner/manager, superseding any prior agreements or understandings. Any modifications or amendments to these Terms and Conditions must be made in writing and agreed upon by both parties. If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect. Kovacik Cottages LLC will not be responsible for any injuries that occur on the property. By booking your stay, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
